Why Lancaster County is different
Four kinds of ground. One county. Four different fixes.
A company that quotes the same system in Adamstown and Quarryville is guessing. Where your house sits decides how water reaches your foundation, and that decides what actually stops it.
Limestone valley floor
Conestoga Valley limestone — the fertile, fast-draining floor of the Lancaster plain.
What we install here
Interior French drain tied into a sealed sump basin with a battery backup, because the volume shows up fast and all at once. Wall vapor barrier where the block has been wicking.
Northern red shale and clay
Gettysburg red shale and the heavy clays of the Furnace Hills and Cocalico basin.
What we install here
Interior drain at the footing to relieve the pressure, plus wall reinforcement (carbon fiber or steel) anywhere the block has started to move. Exterior grading and downspout extensions to stop feeding the clay.
Southern schist uplands
Piedmont schist and quartzite with shallow bedrock — the hill country below Route 30.
What we install here
Drainage on the uphill side first — interior drain plus exterior interception where the grade allows — and a discharge line routed far enough downslope that it does not simply return.
Susquehanna river terraces
Sand and gravel terraces stepping down to the Susquehanna, with older stone and rubble foundations.
What we install here
Sub-slab drainage with a high-capacity sealed sump and battery backup, mortar repointing on stone walls, and encapsulation where the space is unfinished.
What we do
Eight services, one crew, one warranty
Basement Waterproofing
Stop the water, keep the room.
A dry basement is a drainage problem, not a paint problem. We relieve the water pressure under and beside your foundation and give the water somewhere to go, so the room stays dry through the wettest spring Lancaster County can produce.
Foundation Repair
Walls back where they belong.
Bowing walls, stair-step cracks and settling corners are the foundation telling you the soil around it has won an argument. We stabilize the structure first, then deal with the water that caused it.
Crawl Space Repair
The room under your floor counts.
Half the air in your first floor came from your crawl space. If it is damp down there, you are breathing it upstairs — and the joists are paying for it.
Crawl Space Encapsulation
Seal it once, properly.
Encapsulation is a sealed liner across the floor and up the walls, with the moisture controlled rather than vented. Done right it is the single biggest change you can make to how the whole house feels.
Sump Pump Systems
The one thing that cannot fail at 2am.
A sump pump is the last line between a storm and your finished basement, and it always fails on the night the power goes out. Ours are sized for the water you actually get, sealed against radon and humidity, and backed up on battery.
Mold Remediation
Remove it, then remove the reason.
Mold is a symptom. We contain and remove the growth, treat the surfaces, and then fix the moisture that grew it — because remediation without waterproofing is a repeat appointment.
Drainage Solutions
Move the water before it reaches the wall.
The cheapest waterproofing is the water that never gets to your foundation. Exterior drainage is where we start on most Lancaster County properties, and sometimes where we finish.
Basement Finishing
Finish it on a dry foundation.
We waterproof for a living, which makes us unusually careful about what we will build on. Finish the space after the water is handled and it stays finished.
30-second self check
Is your basement telling you something?
Check anything you have noticed. No email required — the answer appears right here.

Pick whatever sounds familiar
Most homeowners check two or three without realizing they are connected. If you are only here because something smells off, that counts.
How it goes

Questions Lancaster homeowners ask
How much does basement waterproofing cost in Lancaster County?
It depends on how much wall you need to drain and what the ground is doing, which is why every estimate is free and in writing before anything starts. Most Lancaster County jobs land between a single-wall drain and a full perimeter system with a sump. There is no money down and financing is available.
Do you charge for the inspection?
No. A Basement Gurus estimator comes out, reads the water path, and gives you a written scope and price at no cost and with no obligation.
How long does the work take?
Most interior drainage and sump installations are one to three days. Foundation stabilization is usually a day. Encapsulation runs two to four days depending on the size of the crawl space.
Is the warranty really for the life of the home?
Our waterproofing systems carry a lifetime warranty, and it transfers with the house when you sell — which matters more than most homeowners realize at closing time.
Will you work with my insurance?
Yes. We document the damage properly and deal with adjusters regularly, particularly on water and mold claims.
